A £2.2 Million Housing Development in Oakthorpe, Leicestershire
Daida Group is proud to share how we delivered a remarkable £2.2 million housing development, transforming the site of an old pub in Oakthorpe into five stunning new build properties, a project that showcases why we are regarded as a leading luxury builder in Leicestershire that clients trust.
May, 2021: Demolition Begins
In May 2021, the buildings and extensions to the rear of the pub site were demolished, and new footings were poured, with 24 cubic metres of concrete laid to begin the transformation.
By October 2021, the new rear extensions were built, internals had progressed to second fix, and the base coat of render was applied to the front of the building. The two 5-bed plots reached damp proof course, with utilities and drainage underway, while footings for the 4-bed properties were due to begin shortly after.
November, 2021: Keeping the Character of this 18th Century Pub
In November, the 18th century beams and brickwork were carefully resealed and left exposed within the pub conversion ready for flooring to be laid. Services and drainage were set up for plots 4 and 5, driveways and the main road were prepared, and the final coat of render was applied so scaffolding could finally come down.
Just before Christmas 2021, the transformation was complete. After eight challenging but rewarding months, the historic pub had been reimagined into two spectacular dwellings, blending 18th century character with modern living. Both units sold quickly, paving the way for work to begin on the plots opposite, comprising two 5 bed and one 4 bed executive new build homes.
April to December, 2022: Completion of Plots 4 & 5
In April 2022, underfloor heating was laid on plot 5 ahead of the concrete pour, while roofs were fitted to plots 4 and 5 ready for tiling. By June 2022, plot 4 was completed, featuring exposed brickwork, a large bathroom with a clawfoot bathtub, artistic feature walls, and airy open-plan living space, the kind of detail expected from luxury properties Derbyshire buyers seek out.
Plots 4 and 5 hit the market in July 2022, with plot 5 selling by December, offering a large garden, vaulted ceilings and abundant natural light.
2023: Navigating the Sales Process
In February 2023, we worked alongside MJA Carpentry to complete the final roof on plot 3, with the sale completing in April, giving the buyer the chance to tailor the kitchen, bathrooms and floors to their taste.
By August 2023, the entire site had sold, bringing this ambitious project to a successful close despite fluctuating interest rates and the usual challenges familiar to the construction industry.
