November, 2025: The Project Begins

Daida Group was approached in November 2025 to discuss an ambitious barn conversion. Once drawings and scope were signed off, work began promptly after Christmas, marking the start of a project that showcases why we are known among builders in Derbyshire for delivering luxury properties Derbyshire homeowners can be proud of.

January, 2026: Groundwork Begins

Internal excavations began on 20th January, removing over 100 cubic metres of earth to prepare for the floor slab. By mid-February, despite poor weather, internal walls reached DPC level, two steel columns were installed for the floor joists and balcony, drainage was fitted, and a 200mm sub base of compacted stone was laid.

March, 2026: The Work Progresses

By 7th March, the sub slab, DPM, 150mm Celotex insulation, a second DPM layer, 1.4 kilometres of underfloor heating, 8mm steel mesh and 120mm liquid screed were all complete. Steelwork for the balcony and new openings comes next.

Underfloor heating is fast becoming essential in luxury new build homes Derbyshire and Leicestershire, offering even warmth, lower energy bills and no dust circulation, while freeing wall space for design features. A common question is whether it is being banned in the UK. It is not, and remains an ideal addition to any home.

May, 2026: The Building Starts to Come Together

By 14th May, almost all steels were in place, with two cranked steels still to be templated above the balcony and gallery landing to form huge windows. The first-floor joists were installed and fully decked out, and all studded walls were erected on both the ground and second floor, including racking walls. Next, a full scaffold wrap was set up, followed by a new standing seam steel roof, windows and external finishings to ensure the buildign was completely watertight.
